Property Acquisitions
We are constantly evaluating the real estate market to deploy capital where we believe the best opportunities can be found. We are seeking investments in retail, office, industrial and manufactured home communities.
Although our preferred geographical area is northern California and western Nevada, we will look at any opportunity in the western states that meets our investment criteria. We prefer properties with poor cash flow, deferred maintenance, vacancies, etc. We aren’t afraid of environmental or compliance problems. We will deal directly with property sellers or through their representatives.
We are currently seeking opportunities in the following categories:
Property Type
Size Preferences
Retail/Mixed use
We primarily seek investments in infill locations in neighborhoods with high barriers to entry ranging in size from 10,000 to 75,000 square feet. We generally prefer smaller mixed use projects and strip retail centers.
Office
We target well located, multi-tenant office buildings in markets with historically strong job growth. Investment criteria includes buildings with existing vacancy or near-term lease expirations.
Industrial/Mini Storage
Our industrial investment strategy is focused on multi-tenant, warehouse assets at in-fill locations. We prefer to invest in primary markets experiencing strong population growth. In addition to acquiring existing warehouse space, we will develop warehouse and industrial buildings on a per case basis.
Manufactured Home Communities
We prefer older communities that show deferred maintenance and vacancy. We also prefer communities on municipal water and sanitation systems although we will consider properties on private wells and septic systems.
